Understanding Land Transfer Tax in Ontario and Toronto
When purchasing real estate in Ontario, Land Transfer Tax represents one of the most significant closing costs buyers must prepare for. Land Transfer Tax is a mandatory provincial tax payable by the buyer upon the closing of a property transaction when the title is officially transferred. If you are purchasing a home within the City of Toronto, you are also subject to an additional Municipal Land Transfer Tax, effectively doubling the tax amount compared to purchasing in surrounding GTA municipalities.
How Land Transfer Tax Is Calculated
Land Transfer Tax in Ontario is calculated using a marginal tiered tax rate system, meaning different portions of your total property purchase price are taxed at increasing percentages rather than applying a single flat rate to the entire amount.
For all real estate purchases across Ontario, the provincial portion taxes the first $55,000 at 0.5%, the portion between $55,000 and $250,000 at 1.0%, the portion between $250,000 and $400,000 at 1.5%, the portion between $400,000 and $2,000,000 at 2.0%, and any amount over $2,000,000 at 2.5% for single-family residential properties.
If your property is located directly within the City of Toronto, a municipal tax applies in addition to the provincial tax. For standard residential purchases up to $3,000,000, the municipal tax uses matching marginal tiers starting at 0.5% for the first $55,000, scaling to 1.0% up to $250,000, 1.5% up to $400,000, 2.0% up to $2,000,000, and 2.5% between $2,000,000 and $3,000,000. High-value residential purchases in Toronto exceeding $3,000,000 are subject to graduated luxury tiers on the portion above $3 million, scaling from 4.40% up to 8.60% for ultra-luxury estates.
For buyers purchasing outside the City of Toronto—such as in Mississauga, Brampton, Oakville, Vaughan, or Markham—only the Provincial Land Transfer Tax applies.
First-Time Homebuyer Rebates
To help offset closing costs for eligible individuals purchasing their first home, both the provincial government and the City of Toronto offer Land Transfer Tax rebates.
Qualifying first-time buyers can receive a maximum provincial rebate of up to $4,000, which completely covers the provincial land transfer tax on homes priced up to $368,000. Eligible first-time buyers purchasing within Toronto can receive an additional municipal rebate of up to $4,475, covering municipal land transfer tax on homes priced up to $400,000.
When combined, a qualifying first-time homebuyer purchasing a property in Toronto can receive up to $8,475 in total land transfer tax relief. To qualify, applicants must be at least 18 years old, be a Canadian citizen or permanent resident, occupy the property as their principal residence within nine months of closing, and never have owned an interest in a home anywhere in the world.
Budgeting for Closing Day
Unlike your mortgage down payment, Land Transfer Tax cannot be added to your mortgage principal and amortized over time.
